Selling has become a global game. Zillow and Realtor get their information from our listings on MLS but we also use other tools like Facebook and Instagram to get the word out about your property. We are able to reach buyers everywhere they have internet and it's amazing the inquiries we get from people looking to relocate to Oregon.
As for me, trust and dedication are very important.
These days it’s hard to know who to trust to keep your best interests in mind.
In Oregon, it is legal for a Broker to act as both the Seller’s Agent and the Buyer’s agent in the same transaction. This is called Dual Agency or Disclosed Limited Agency. This happens frequently when a Buyer sees a sign on a property and calls the listing agent to see the home and starts working with the agent. In the end the agent then receives 100% of the commission, not just the standard 50%.
If I represent the Seller, I probably know what he is willing to take versus his asking price.
If I then enter dual agency and represent the Buyer too, I will know how much they are willing to offer.
In my opinion, in this situation it is not possible to act in the best interest of either party. For that reason, and to reassure my clients that their best interests are my only focus, I will not take on dual agency transactions.
My reputation and livelihood depend on my clients being happy and satisfied. I am always looking for new ways to find my client’s dream properties or find the right buyer for my client’s property.
